Construction is nearing completion on Zero Irving, a 21-story mixed-use building at 124 East 14th Street in Union Square. Designed by Davis Brody Bond and developed by RAL Development and Junius Real Estate Partners, the 176,000-square-foot building will feature affordable and market-standard office space for technology companies, as well as a three-story education and training center, tech incubator, co-working spaces and a 10,000-square-foot food court Hall managed by Urbanspace. Suffolk Construction is the general contractor for the project, which is located on East 14th Street between Broadway to the west and Third Avenue to the east.
At the time of our last update in November, the north-facing curtain wall was complete and work was just beginning on the windows over the double-height rooms on the west side. Now these rooms are mostly closed, with only the lowest levels awaiting their glass.
The building features a sloping canopy with an irregular pattern of punched rectangular cavities. We could likely see the sidewalk scaffolding removed in the coming weeks as the work above is almost complete.

In recent news, fintech firm Melio has committed to renting 25,000 square feet on Zero Irving’s 15th and 16th floors and executing a custom fit-out. Vicus Partners’ Andrew Stein and Gabi Koshgarian represented Melio in the lease transaction, which took place in late 2021. Benjamin Bass, managing director of JLL, represented the building owner.
Office facilities include a landscaped alfresco rooftop deck, 14,000 square feet of event and conference space, a full-service fitness center with showers, and bicycle storage. The closest subways are the 4, 5, 6, L, N, Q, R, and W trains at the 14th Street-Union Square station.
Zero Irving is expected to be fully completed in the coming months.
