GRAND RAPIDS TWP. – Wheeler Development Group LLC plans a 52-unit townhome community northeast of Grand Rapids.
The Evergreen Townhomes project is on vacant 10 acre lot at 3141 E. Beltline Ave. NE planned. A subsidiary of the Wheeler Development Group bought the property up close Kuyper College for about $ 1 million earlier this year, according to real estate records.
The multi-million dollar project will include 13 fourplexes that will include two and three bedroom townhouses for rent. The row houses, in line with the market, are planned with upscale furnishings and basement options.
Progressive AE Inc. and Nederveld Inc. have developed a concept for the townhomes that is similar to the previous Wheeler Development projects: Hanover Townhomes, Michigan Meadows, Preserve Townhomes and Knoll Townhomes. Midwest Construction Group Inc. will act as general contractor for Evergreen Townhomes. PURE real estate management will be the caretaker.
The project has been in the planning phase for nearly two years and is facing the obstacles most construction projects are currently going through with lack of material availability and high prices for building materials, said Wheeler Development Communications Director Jason Wheeler.
“It was more than just a long delay, it was inflation of these goods and an unknown delivery time, so we couldn’t set a fixed schedule and each sequence affects the next thing,” said Wheeler. “We were in this waiting game and took up more time than we are used to in the pre-construction and development phase.”
Construction is ongoing and the foundations for the buildings will soon be poured, Wheeler said. The project construction would mark the Wheeler Development Group’s first groundbreaking on a project since COVID-19 disrupted the construction industry, Wheeler added.
The first building under development is expected to be completed in early May 2022, and another building is expected to be completed every two to three weeks thereafter, with the entire project expected to be completed in November 2022.
