Two buildings in Edinburgh are being demolished for new apartments and townhouses


A housing developer has submitted an offer to demolish two buildings and build a luxury new residential complex with modern apartments and townhouses in Edinburgh.

Edinburgh City Council on September 7th approved BTR Limited’s proposal to build the new homes at 69-71 Marionville Road.

Edinburgh Live reported last month that the proposed new development is undergoing public consultation, but the call for tender is now advanced and an official application has been launched. The main concerns raised during the event related to the increased density of housing on local streets and the availability of parking spaces, the impact on neighboring properties and the wider view.

Plans for new development on Marionville Road

The developers say these concerns were addressed before submitting their revised proposal on September 7th.

You are now proposing to build two apartment blocks with a total of 151 new apartments, 69 of which are in the first block and a further 82 in the second block.

There will be 31 one-room apartments, 44 one-room apartments, 57 two-room apartments and 19 three-room apartments.

Fourteen three-story, flat-roofed stables are also proposed.

The site is currently inhabited by two vacant business units: a former factory and the former Taoist Tai Chi Society of Great Britain (Edinburgh), but these are being demolished as part of the plans.

According to the developers, the suggestions for the landscape help to make the new development unique.

A spokesman said: “The landscaping will increase the green space and tree planting within the site compared to the existing state. A number of high-quality landscaped spaces are available to residents.

“This includes creating private gardens on the ground floor, private gardens on the podium on the first floor, communal gardens on the first floor and communal roof terraces. These proposals also aim to improve access to Lochend Park from Marionville Road to. The aim is to create an inviting public area to the park that will benefit both the residents of the settlement and the general public. “

The area also includes an undeveloped strip of land that runs along the former Powderhall Railway Line, which lies south of the area.

Abbeyhill and St Ninians Primary Schools are both a short walk from the complex. Leith Academy and Drummond Community High School are also within walking distance.

The site is well served by public transport, with bus stops on Marionville Road just a short walk from the site, providing links across Edinburgh. Waverly train station is a 30 minute walk from the site.

The site is also near several areas of quality open space, including Lochend Park just to the north and Holyrood Park a short walk south.

The site is accessed via Marionville Road, where the entrance to the car and bicycle parking lot is on the ground floor. 40 parking spaces will be created here, four of which will be barrier-free, and 10 will have charging stations for electric vehicles.

Two more motorcycle spaces will be provided and 362 bicycle spaces will be provided in a secure internal shop and 10 outside spaces with Sheffield-style stands (for a total of 372 spaces).

The terraces of the stables will each have integrated garages with space for bicycle parking spaces and one car parking space per stable. A total of 54 parking spaces are available on the entire site.

The builders say the houses are offered under a BTR (Build-to-Rent) program, professionally managed, private rental apartments specially designed for the rental market, of consistently high quality and improved community comfort.

Edinburgh City Council will come to a verdict on the plans in the coming weeks.
