Bunkhouse Unveils New Hotel Project for Louisville’s Nulu District

Bunkhouse, a hospitality company based in Austin, Texas, is starting a new Louisville hotel project due to open in May 2023. This will be the brand’s first hotel project in Kentucky.

The project – its name has yet to be announced – will be a new building at 726 E. Market St. in the heart of the Nulu neighborhood of Louisville. The hotel will offer 122 rooms on six floors, a restaurant, a roof terrace, a mini market and a cozy bar.

A neighbor of the hotel, the Rabbit Hole Distillery, will be working with Bunkhouse and Mountain Shore Properties to develop an art garden at 724 E. Market St. that will provide easy access from Market Street to Jefferson Street and links to the distillery from Market Street from improved.

Bunkhouse is partnering with ROHE Creative, a women-led design team based in Philadelphia, on the interior design of the project. Louisville-based Zimmer Design will work with Bunkhouse on the hotel’s branding and other creative and community-oriented aspects of the project.

Project developer, Charleston-based Mountain Shore Properties, has worked closely with the City of Louisville and received up to $ 1.8 million in tax credits following a unanimous vote by the Metro Council. In return for these tax credits, the development team showcased a commitment to the region, including nonprofit partnerships and targeted recruitment of residents.

Before Louisville Metro issued a local property tax TIF, the state of Kentucky awarded the project a tourism KEIA from the Kentucky Tourism, Arts and Heritage Cabinet through the Kentucky Cabinet for Economic Development. These city and state tax credits were critical to running the project.

The architect for the project is LLW Architects and the general contractor is McMurry Construction, both based in Memphis. Construction begins this fall with the entry from the back alley with the contractors’ parking lots and storage facilities on adjacent property at Jefferson and Shelby.

John Fischer of FISCHER’S Real Estate Brokerage & Betterment Haus, a commercial real estate brokerage and consulting firm based in Louisville, is the project’s advisor on community, incentives and permits.
